Ryan Oliver, Partner, Trainer/Consultant
Mr. Oliver has over twelve years of experience in the real estate industry and has played a key role in the underwriting, structuring and acquiring of over $850m in real estate assets. He has invested over $250m in equity on behalf of his past employers and clients. Product types include development and acquisition of office, industrial, mixed-use, retail, multifamily and residential. Mr. Oliver has worked closely with company executives in the underwriting and structuring of complex real estate transactions that involved joint venture equity, mezzanine debt, bonds, tax credits and other non-conventional financing sources. As president of Dividend Realty Group, LLC, an international real estate training and consulting firm, Mr. Oliver has provided consulting services to companies like CB Richard Ellis, Jones Lang LaSalle, Harvest Capital, The Link REIT, IndoChina Land, Vina Capital and Brunei Investment Agency. Mr. Oliver has a Bachelor’s degree in Business Finance from Brigham Young University and a Master’s Degree in Real Estate from the University of Denver. He has served as an Adjunct Professor at the University of Denver where he has taught the Argus real estate finance course to both undergrad and graduate students. He is a licensed Real Estate Agent in California and is an active member of NAIOP. Mr. Oliver resides in Parker, Colorado with his wife and four children.
Chris Lee, Partner, Consultant
Mr. Lee is responsible for the operation and finance of Dividend Realty Group Hong Kong. Prior to joining the Group, Chris was an associate of a leading Greater China Real Estate private equity firm, where he was responsible for deal screening and the operation and finance of several Greater China projects. Furthermore, he had global market exposure and assurance training from BNP Baripas Fortis Bank, Deloitte and Ernst & Young specializing in the commodities and financial services sector respectively. Chris holds a Masters in Commerce from the University of New South Wales in Sydney, Australia. He is a member of the Chartered Accountant in Australia, Certified Public Accountant in Hong Kong, and chartered holder of Financial Risk Manager of Global Association of Risk Professionals.
John B. Greenman, Trainer/Consultant
Mr. Greenman has over twenty years of experience in the area of commercial real estate investment and finance. Most recently he was Vice President-Acquisitions for 20 Twenty Office Properties, a private investment firm based in Denver, and previously was Vice President-Investments at Corporex Colorado, a development company specializing in office and hotel properties. From 2000 to 2006 Mr. Greenman was Chief Investment Officer of AmeriVest Properties Inc., a public real estate investment trust that invested in multi-tenant office assets in the western U.S. At AmeriVest, he directed all acquisition, disposition and financing activities, purchasing fifteen properties totaling 2.3 million square feet and playing a key role in four "follow-on" equity share offerings for the company. From 1994 to 2000 Mr. Greenman was Senior Partner at The Sheridan Group of Denver, the private predecessor company to AmeriVest. He began his career as a corporate banker at Continental Bank of Chicago, and served four years in the bank’s London branch. Mr. Greenman holds a B.A., magna cum laude, from Amherst College and a M.A. from the School of Advanced International Studies of The Johns Hopkins University. He is a member of the Urban Land Institute and a member and past President of the City Club of Denver. A native of Buffalo, New York, he is married with three children, and currently resides in Centennial, Colorado.
Royce Rowles, Appraiser/Trainer/Consultant
Mr. Rowles is based out of Denver, Colorado and is responsible for overseeing all valuation assignments in the Rocky Mountain Region of the United States for Grubb and Ellis Landauer, the third largest appraisal firm in the United States. Prior to joining Landauer, he was with Colliers International Valuation and Advisory Services. Mr. Rowles holds the prestigious MAI designation from the Appraisal Institute. To date, Mr. Rowles has valued approximately $3 Billion worth of commercial real estate covering the United States and the Caribbean. Assignments have included numerous fields of real estate valuation including single asset and portfolio valuation, market analysis, feasibility studies, lease and cost analysis, highest and best use studies, rent analysis, eminent domain proceedings, litigation support, insurance valuation, foreclosure and bankruptcy support, tax litigation, and discounted cash flow analysis. He has appraised a wide variety of property types including multi-family, office, retail, industrial, raw land, self-storage, mixed-use, and special purpose properties. Mr. Rowles has valued properties for various clients including Bank of America, US Bank, The United States of America, Verizon, CalPERS, Morgan and Stanley, JP Morgan Chase, and BNSF Railway Company.
Ryan Davis, REIT Specialist/Trainer
Mr. Davis comes to Dividend Realty Group with extensive experience in real estate development, finance, and underwriting. He has managed the development of approximately $200MM of commercial and residential real estate in the West and Southwest and has underwritten billions of dollars of real estate and commercial paper in nearly every sector of the industry. Most recently he has been involved in evaluating portfolios of FDIC commercial loans for prominent private equity clients. Mr. Davis has consulted to several REITs, Private Equity groups, and developers. He has a strong finance and analytical background and has developed financial forecasting models that have become the basis to evaluate, restructure, and purchase a significant amount of real estate holdings for these clients. For nearly all of his previous employers and clients, Mr. Davis has played the leading role to evaluate the financial aspects of proposed real estate transactions. He has built financial models used to evaluate billions of dollars of commercial as well as residential acquisitions, developments, conversions, and loans. Many of these commercial transactions have been in the health care, industrial, retail, and multi-family residential sectors. He held a seat on ULI’s National Sustainable Development Council from 2004 to 2007. Mr. Davis received a master degree in Real Estate Development (MRED) from the University of Southern California, a bachelor degree in finance from Brigham Young University and is an Adjunct Graduate Professor of finance at the David Eccles School of Business at the University of Utah.
Jon Armour, Consultant
Mr. Armour graduated from Brigham Young University in Provo, Utah, with a degree in Economics. After graduating from BYU, he started his career working for Griffis/Blessing Inc., a private real estate investment and management firm headquartered in Colorado Springs, Colorado. During that time he underwrote the acquisition and co-investment of more than $200 million worth of commercial real estate property including multifamily, office, industrial, retail, and development and redevelopment investment opportunities. During Mr. Armour’s employment with Griffis/Blessing Inc., he had the opportunity to assist in the asset management of a portfolio valued over $600 million by analyzing competitive properties, determining investment feasibility, and maintaining investor/client relations. Mr. Armour worked closely with property managers of both multifamily and commercial real estate properties in a concerted effort to maximize their assets' performance. He continues to perform vital financial and physical due diligence for the company's investment opportunities. Currently, Mr. Armour provides financial pro forma modeling services for private real estate equity firms focusing on acquiring and managing commercial real estate. Mr. Armour continues to provide owners, investors, managers, brokers, and other commercial real estate professionals with the tools they need to acquire assets, make profitable investment decisions, manage their purchases, and market and sell their buildings.
