Direct Investment

  • Value added acquisition/development ranging from $1 to $5m
  • Multifamily, Residential, Retail, Storage, Office and Industrial
  • Targeting assets in CO, CA and UT
  • Usually off-market transactions
  • 2 to 5 year investment horizon
  • Typically 70% debt and 30% equity
  • Equity takes limited partner position
  • Dividend takes general partner position
  • Dividend typically funds 10% of required equity
  • Target Investor IRR of 15%+

Limited Partner Investment

Dividend has relationships with some of the most well respected and successful real estate developers/operators in the Western United States. From time to time Dividend and its investors have the opportunity to invest along side these developers/operators. Below are the parameters for these investments:

  • Developer/Operator must retain a minimum 10% equity ownership
  • Dividend and its investors take the limited partner position
  • Value added and core real estate ranging from $3 to $10m+
  • Multifamily, Residential, Retail, Storage, Office and Industrial
  • 2 to 5 year investment horizon
  • Target Investor IRR of 15%+
  • 8% preferred return minimum required with promote cap of 50%
  • Targeting investment in CO, UT, CA, TX, ID, AZ and NV
