Dividend Realty Group Establishes Modeling Platform for Harvest Capital of Hong Kong

Shortly after providing an in-house real estate modeling seminar to Harvest Capital Partners based in Hong Kong, Dividend Realty Group was retained to implement their financial modeling platform. Some of the primary deliverables of this consulting assignment were as follows:

1. Build a mixed use development model that analyzes the following uses: retail, office, hotel, strata title residential and apartment housing. Such model outputs cash flows, investment measures, returns and scenario tables on an unlevered, levered and investor basis.

2. Build an asset management model for analyzing real estate projects after acquisition. Such model combines actual cash flows with future projected cash flows and outputs accounting statements, up-to-date returns and investor reports.

3. Build a fund level model for fund allocation analysis, returns and precise distribution calculation.

4. Create and implement a handbook for internal real estate modeling procedures.
